West Cook Advantage Homeownership Program
Newly renovated single-family homes that fit your budget are available now for purchase in Bellwood, Forest Park and Maywood. Prices start as low as $95,000, and all qualified buyers receive $10,000 in purchase price assistance.
Each home has been thoroughly renovated and features modern, attractive finishes and fixtures and "green" energy saving improvements. Homes typically have new windows, plumbing, kitchens and baths and stainless steel appliances. Most are three-bedrooms, though there are a variety of floor plans available to fit your family's needs. The homes are also conveniently located closes to transportation, schools and employment centers.

Do I Qualify?
Participation in this program is not limited to first-time homebuyers, but homeowners must use the home as their primary residence. If your household income is below the maximum household income shown below, you may be eligible for the program. The income guidelines are based on the total number of persons in your household, regardless of familial relationships.


Forgivable Loan
Buyers must be approved for a conventional home loan. In order to ensure affordability, IFF and WCCHC are offering all buyers a $10,000 "forgivable" second mortgage that lowers the cost of the home. Buyers pay nothing on this second mortgage as long as they live in their home, and after 5 years the loan is completely forgiven.

Homeownership Education
Homebuyers also receive free homeownership education. Before purchasing a WCCHC home, buyers are required to complete eight hours of counseling with a HUD-certified agency. West Cook Homeownership Center, one of our partners, provides a flexible program that includes workshops and one-on-one sessions to meet your needs and your schedule. Buyers are also eligible to receive free post-purchase counseling.

Financing Requirements
Homebuyers may work with the lender of their choice. The homebuyer must have a minimum of $1,000 for down payment and closing costs and the loan must meet the following program requirements:


      • fixed-rate 30 year mortgage
      • conventional, FHA, or VA
      • cannot include a prepayment penalty
      • cannot negatively amortize
